Staging Your Home for Sale

Putting your home on the market for sale can be a stressful time.  Most Sellers want to make as much as they can on the sale in the least amount of time.  This means a great first impression to Buyers is imperative.  One way to encourage great market activity n the beginning is to price your home correctly as soon as it is presented to the market.  Another way to improve your chances of selling quickly for the highest dollar is to “stage” your home for sale. 

Staging involves making some improvements to the way that a property is perceived when it is shown to prospective buyers.  When you are staging, it is important to think about all of the five senses.  Visitors will be more receptive to a home that smells nice.  “Plug-in” deodorizers can sometimes be a bit overwhelming.  My motto is, “if I can smell it, I can’t sell it”, so subtle potpourris are usually the way to go.  Before you put your home on the market, it’s a good idea to de-clutter as much as possible.  Pack away that bottle cap collection displayed over every surface of the home office.  Put away some of your personal photos so people aren’t distracted by them as they view the home.  Place a Rubbermaid container under the bathroom sink for quick storage of the items you use daily.  Most staging activities are common sense, but are rather difficult to spot and fix by a homeowner in their own space.  If you are thinking about putting your home on the market, let me know and I’d be happy to stop by for a free 30-minute consultation.  This is an abbreviated list of “staging” tactics;  for a free “Home Staging Checklist”, click on the link below.
